Maintaining a Vinyl Tiled Floor at an Oxford Church

These photos of a Black and White Chequered Vinyl floor are actually from the Holy Rood Catholic Church in Oxford which is part of the North Hinksey Parish. It’s a popular church visited by many parishioners so the floor gets a lot of wear and I was asked to give it a good deep clean and re-seal.

Cleaning Soiled Vinyl Floor Tiles

The Vinyl tiles had been sealed with a polish before so my first job was to strip the old polish off the floor. Fortunately, I have a good product for doing that in the shape of Tile Doctor Vinyl Strip which is an effective heavy-duty floor polish stripper that quickly removes polish and coatings from vinyl floors.

The Vinyl Strip was applied to the floor, left to soak in for a while and then scrubbed in using a scrubbing pad attached to a rotary machine. I then rinsed the floor with water.

The cleaning process released a lot of dirt from the floor which was rinsed away with water and then extracted using a wet vacuum. Once the floor was clean I was able to check the floor and repeat the process for any stubborn areas that needed extra work and once I was 100% happy I left for the evening.

I returned the next day to seal the floor with two coats of Tile Doctor Vinyl Shine applying the first coat in an up and down direction and the second coat side to side.

Vinyl Shine is a high solids polymer floor seal and polish designed to protect and enhance the appearance of Vinyl floor tiles. The formula includes special polymers which produce a ‘Wet Look’ finish whilst enhancing slip-resistance. A first coat seals and protects the floor and a second produces a gloss finish.

This was a huge floor and naturally the Church was open most days so the work was spread over two weeks doing two days each week.

Victorian Design Linoleum Tiles Restored in York

Here’s an interesting job I recently completed at a house near the centre of York, the biggest town in North Yorkshire and famous for its Viking history. My client had initially emailed me some pictures of her tiles which, upon first inspection, looked like Black and Red Victorian tiles. This was also the opinion of my client and her friend, who is a builder.

The floor had previously been covered by carpet, which was fixed down by adhesive. As such, the newly unveiled floor was in a bit of a state, with adhesive markings ruining the appearance of the tiles. I agreed a date with my client to give the tiles a closer inspection.

Upon my arrival at the house, I discovered that the floor was in fact made up of linoleum, rather than Victorian tiles. This was a surprise to me as Tile Doctor don’t usually get asked to work on Vinyl flooring. Nonetheless, I agreed to restore the floor to the best of my abilities.

To clean the floor, I started with a blunt chisel (so not to puncture or tear the Lino) and proceeded to scrape off all the glue and plaster from the floor. Had the tiles been unpolished natural stone I would’ve used a product such as Tile Doctor Remove & Go to break down the adhesive markings.

The next step was to restore the appearance of the floor using a combination of Tile Doctor Pro-Clean mixed with Grout Clean-up. The latter product contains phosphoric acid to break down any remaining cement, while the former is a versatile, high alkaline cleaner.

Finally, the floor was given a thorough rinse with clean water to remove any trace of chemical and then sealed with a Linoleum sealer.

Despite not coming across this type of floor often, I am very pleased with the results I was able to achieve. Needless to say, my client was also very happy with what is essentially a fantastic new feature for her house.

Amtico Kitchen Floor Cleaned and Sealed in Lancashire

Photographs below from the maintenance of Amtico Vinyl Floor Tiles in the kitchen of a house in the village of Heysham which is famous for its ferry port that has links to the Isle of Man and Ireland. This Vinyl wasn’t that dirty but it was starting to lose its sheen and when this happens it’s an indication that the sealer has started to wear down leaving it looking patchy in the high traffic areas. Once the sealer has failed then dirt will start to accumulate making it look less appealing, so my customer decided to call Tile Doctor in before it got to that point.

It wasn’t a big area and unlike a clay or Stone tile, Vinyl is a lot less porous and can be cleaned and sealed within the same day rather than leave it do dry overnight or even longer. This means less hassle for the customer and a better price for doing the work as well. As a guideline, a 10m2 floor area usually takes around two to three hours to deep clean and re-seal, naturally the larger the area the longer it takes.

We started with a deep cleaning product developed for Tile Doctor called Vinyl strip which as well as leaving a pleasant floral aroma is biodegradable and phosphate free. You dilute the concentrate with ten parts of water to 1 part Vinyl Strip or if you prefer a litre of water to 100ml of product. This was mixed together in a clear container and then applied to the area to be cleaned. It’s left to soak into the floor for a while so it can break down any remaining old sealer and dirt and then scrubbed in using a deck brush.

I find a wet vacuum machine invaluable at this point at this junction, mopping is okay but you really need to make sure all the product is extracted off the surface to be sealed otherwise it will do to the new sealer what it has done to the old. We call this process Neutralisation and a good rinse with fresh water also helps as does having an industrial air mover in place to help speed dry the floor.

You can’t seal the Vinyl until the tiles are dry as dampness can cloud the sealer so if you don’t have an air blower we recommend leaving the floor for six to eight hours. Our air mover is quite large and it soon had the floor dry so we could move onto sealing quite quickly and applied three coats of Vinyl Shine which gave the floor a nice sheen. Each coat must dry out before the next coat can be applied but it’s worth doing correctly as each coat builds up another layer of protection on the Vinyl, again we used an Air blower to speed up the drying process.

Once dried we left the customer with a free bottle of Tile Doctor PH Neutral Tile Cleaner for the regular cleaning of the floor. We always recommend this product for the regular cleaning of sealed surfaces as it’s PH neutral and won’t degrade the sealer like most domestic cleaning products you find on supermarket shelves.

Deep Cleaning Kitchen and Bathroom Vinyl Floors in Worcester Park

When I discuss tile cleaning with customers they normally think of the ceramic or stone tiles you find in Tile shops. Interestingly our equipment, products and techniques also work well on other hard surfaces as well including Vinyl floor tiles.

Things brings me nicely onto this customer in the London suburb of Worcester Park who had chequered Vinyl tiled floors in the bathroom and kitchen that were well overdue a deep clean.

Cleaning Heavily Soiled Vinyl Tiled Floors

I approached cleaning the Vinyl in the same way as tile by applying a strong solution of Tile Doctor Pro-Clean and leaving it soak into the floor for around ten minutes. I then scrubbed the solution into the tiles using a black scrubbing pad fitted to my 45kg buffing machine which had to be lowered down to the basement. Some houses are really difficult to get the equipment into. I like to run marathons when I’m not cleaning tiles so consider myself quite fit but this job was felt across my shoulders for days.

The cleaning process released a lot of dirt from the floors which was rinsed away with water and then extracted using a wet vacuum. Once the floor was clean I was able to check the floor and repeat the process for any stubborn areas that needed extra work.

The next step was to seal the floor however it had to be dry first so I installed an industrial blower machine to speed up the drying process. Once the floor was dry I applied a coat of Tile Doctor Seal and Go which adds a layer of protection to the Vinyl that will prevent dirt becoming ingrained.

One cleaned and dry the dark squares contrasted well with the white which was appreciated by the customer who left the following feedback.

“Anita and I were both delighted when we got home last night and saw the results of your work – you really have brought the tiles up beautifully and the results are better than I’d hoped or expected. Amtico Floor in Manchester For Corrination Street Actor

As well as Tile and Stone Tile Doctor also have the ability to restore Amtico and Karndean vinyl flooring such as this Hallway in Manchester owned by none other than Coronation Street actor Philip Middlemiss aka Des Barnes which had become ingrained with dirt and was becoming difficult to clean properly.

First I applied a small tester of Tile Doctor Woodstrip, which although very good at stripping wax and polish off wooden flooring is also very good at doing the same on a quality Vinyl flooring such as Amtico and Karndean.

I did some initial testing to work out the right dilution ration and settled on five parts water to one part Woodstrip. This was then applied to the larger area and worked in using a tan buffing pad fitted to a rotary machine which is the best pad to use on Vinyl. I should add that you do have to be careful which chemicals and cleaning tools you use on these floors in case Damage is caused.

Once I had the floor clean I gave it a thorough rinse with water and removed all the soil and water with a wet vacuum to reveal a new cleaner floor. Mr Middlemiss wanted a Matt finish so we decided not to apply a sealer however I would normally recommend a sealer called WoodSeal which will protect the floor from staining.

The great thing about being in the floor cleaning business is that the equipment we use are very flexible and allow the cleaning of many surfaces from Tile, Stone, Grout and Carpet through to in this case a Vinyl floor at Church in Wyken.

Cleaning Vinyl Flooring

You can see from the photograph that although the floor was in good physical condition it was dirty and in need of a really deep clean. To do this the floor was mechanically scrubbed using a rotary machine fitted with a scrubbing pad and a solution of Tile Doctor Pro-Clean which is a very flexible heavy duty cleaning product primarily designed for Tile, Stone and Grout but equally effective on Vinyl floors as well. The soiled cleaning solution was then washed away with water which was removed using a wet vacuum and left to dry.

Sealing Vinyl

Once the floor was dry three coats of Tile Doctor Seal and Go were applied to the surface which restored the shine finish. You have to wait for a coat to dry before applying the next so this process can take a while to complete.
